35 Vasey Street in Bentleigh East demonstrates MJS Construction Group's ability to transform a challenging site into a thoughtfully designed dual occupancy development. Delivered in 49 weeks through our complete design and construct service, the project required careful planning to overcome significant site fall, height restrictions, and setback requirements while creating two spacious family homes.

From the outset, MJS managed the entire process, including town planning, building permit documentation, and construction. Rather than forcing a conventional design onto a difficult block, our team developed a split-level solution that responded to the natural contours of the land. This approach allowed us to maximise internal space while satisfying council requirements and preserving the home's modern architectural character.

Each residence features four bedrooms, including a guest suite with an ensuite on the ground floor, making the homes well suited to multi-generational living and visiting family members. The split-level design creates a generous sense of space, with a combination of 3.1-metre and 2.7-metre ceilings on the ground floor and 2.55-metre ceilings upstairs. An upstairs retreat provides an additional living area, offering flexibility for growing families.

The homes showcase a contemporary façade with brick and render to the ground floor and lightweight cladding above. Large double-glazed windows maximise natural light throughout the interiors, while timber flooring, timber staircases, and full-height tiling to all wet areas deliver a premium finish. The kitchens combine laminate cabinetry with stone benchtops and Smeg appliances, creating practical spaces that are equally suited to everyday living and entertaining.

Significant external works formed an important part of the project. Extensive retaining walls allowed the split-level design to integrate naturally with the sloping block, while generous rear decks, landscaped gardens, and completed driveways create inviting outdoor spaces that complement the homes. The finished development demonstrates how considered design and experienced construction can unlock the full potential of a difficult site.
