46 Clarendon Street in Cranbourne is a purpose-built dual occupancy development delivered by MJS Construction Group under a construct-only arrangement.

Completed in 33 weeks, this NDIS-compliant project reflects a clear focus on accessibility, safety, and long-term liveability. The client provided the building permit documentation with MJS responsible for the full construction delivery.

Early coordination ensured the drawings met compliance requirements and were ready for construction, allowing the build to progress efficiently while maintaining strict quality standards. Each single-storey dwelling has been designed to support NDIS living, with three bedrooms per residence, including two participant bedrooms with private ensuites.

A dedicated carer’s room is also incorporated, allowing for on-site support where required. The layouts prioritise ease of movement, practical zoning, and a comfortable living environment for residents. Ceiling heights of 2.7 metres enhance the sense of space, while double-glazed windows improve thermal comfort and acoustic performance.

The external façade features Hebel cladding with a rendered finish, providing a clean, durable, and low-maintenance solution suited to Melbourne conditions. Internally, the homes are fitted with timber flooring, laminate kitchens with stone benchtops and Westinghouse appliances, delivering a balance of functionality and durability.

Wet areas include compliant-height tiling, designed to meet accessibility and maintenance requirements. Fire safety and compliance were central to the build, with the inclusion of sprinkler systems, fire hydrants, and fire indicator panels, ensuring the development meets all relevant NDIS and building regulations. Landscaping and driveways have been completed in accordance with accessibility guidelines, creating safe and usable outdoor spaces.
