Scope:
The 14 Gareth Avenue project in Beaumaris, Bayside, is a remarkable residential endeavour completed by MJS. Our team was responsible for the town planning and creating building permit drawings for this Dual Occupancy project.
Obtaining the planning permit for this venture took around nine months, followed by an additional three months dedicated to finalizing the working drawings.
Faced with the challenge of a relatively small 600 square meter site, we adapted our design to accommodate the spatial limitations. While we couldn't fit a master bedroom on the ground floor, the layout includes a spacious study, pantry, laundry, living, and dining areas.
The upper level houses the master bedroom with an adjoining walk-in closet, two additional bedrooms, and a cozy retreat space. Each of the two dwellings features three bedrooms. The exterior design of the building showcases a combination of brick and render on the ground floor and a blend of lightweight render and timber cladding on the upper level.
In terms of detailing, the project encompassed both interior and exterior elements, including driveways, full-height tiling in bathrooms, timber flooring and staircases, and kitchens with laminate finishes. Each space was enhanced with custom joinery, stone countertops, energy-efficient double-glazed windows, and Smeg appliances. The bathrooms were fitted with Polytec finishes, encompassing floor-to-ceiling tiles, stylish fixtures, undermount sinks, and sleek frameless shower screens.
The construction phase spanned 48 weeks, culminating in a project that not only met but exceeded expectations, marking the fourth successful project for this particular client. We look forward to what the future holds for them.
