Design & Construct
Scope:
Welcome to 14 Gareth Avenue, Beaumaris, located in Bayside. This residential project was a Design & Construct assignment completed by MJS. We handled the town planning and building permit drawings for the Dual Occupancy.
The entire process of obtaining the planning permit took approximately nine months, followed by another three months to complete the working drawings.
There were some constraints to consider on this site, especially due to its limited space of only 600 square meters. This didn't allow us to accommodate a master bedroom on the ground floor. Regardless, the ground floor is rather spacious with a large study, pantry, laundry room, living and dining areas.
On the first floor, you'll find the master bedroom with a walk-in closet, two other bedrooms, and a retreat space. Each dwelling consists of 3 bedrooms. The external facade features brick and render on the ground floor, with a lightweight render and timber cladding on the first floor.
The project included comprehensive interior and exterior detailing, such as driveways, full height tiling in the wet areas, timber floors and stairs, and Laminate kitchens. Each room was furnished with custom joinery throughout, stone benchtops, double-glazed windows, and Smeg Appliances. The bathrooms were decked out with Polytec finishes, featuring floor-to-ceiling tiling, designer appliances, undermount sinks, and framed shower screens.
The construction period for this project was 48 weeks. Overall, the project outcome was highly satisfying, being the fourth project for this client. We're eager to see what's next for them.
