We are Michael Burns and Simon Clark, founders of Sustainable Homes Melbourne.

We’re both self-confessed timber needs, and we’ve come a long way from the days of swinging a hammer as carpenters.

In another life (the early noughties), we each operated our own respective building companies. Honestly, all those years ago, we never thought twice about the environmental impact construction has on the environment, and we certainly weren’t aware of how thermal mass can help keep a home comfy.

After 5-6 years of running our own businesses as young men, we were feeling stale and unmotivated and thought there must be more to life!

So, in 2012 we packed up our businesses and left for the trip of a lifetime overseas. We travelled together for the best part of a year through the USA, Canada, the UK and Europe.

Being the timber nerds we are, we couldn’t help but observe the construction industry in each country we travelled.

We snuck into a building site in Canada to check out the timber frame (nerdy much), and the walls were 190mm thick. We just loved the look and felt of it. It was obvious these walls were really solid, super soundproof and could keep the warmth in much better than any frames we’d built in Australia.

Another time we were in Boston, Massachusetts, when it was a blizzard and -14 degrees celsius outside. But we were sitting inside playing board games, toasty warm, and the heating wasn’t even on that high.

To be honest, it felt like we saw the world through fresh eyes. We found an entirely new perspective on life and the homes we live in.

We visited National park after National park, and all of them had some bird or animal that was near extinction. It’s clear our world has suffered so much just in our lifetime, and if it continues this way, we, too, will face extinction sooner than we’d thought.

Looking back on this time, it’s obvious why we thought there’s a better way to build, but if we’d never travelled, we wouldn’t have seen how other countries are building their homes and how we could do it better in Australia.

Returning home nearly 18months after we’d left, we decided to see if we could build better, so we formed Sustainable Homes Melbourne with the intention to build homes we can all be proud of, Owner, Architect, Builder and most importantly, our children.

What to consider when buying a duplex?

A duplex is a multi-family home that consists of two units in one building. Units usually stand side by side. They share one wall that connects them but has their own entryway and front landscaping. A duplex can also be a two-story building with a single front yard.

A duplex is a common investment property. Instead of buying a house, a buyer can live in one unit while renting the other. A duplex may be ideal for a growing family, too: Parents can live in one unit while grandparents or college-aged children use the second.

One thing to keep in mind: This article focuses on duplexes, but you can use the exact same information to buy a single-family house, a triplex, or a fourplex—so don’t limit yourself. If you are going to go through all the work of finding a duplex, you might as well consider larger three- or four-unit properties, too. Sometimes they’re a better deal. 

Why buy a duplex?

Duplexes are great for beginner real estate investors. Buying a duplex can be more profitable and less risky than buying a single-family home.

With a duplex, you’re receiving rental income from two tenants within one property. The cost of major repairs, such as a new roof or siding, is being paid for from the income of two tenants instead of just one.

Having an extra rental unit on the property also protects you from vacancies. With a single-family rental, if your tenant leaves, you’re left covering the cost of the entire property without receiving rent. With a duplex, you’re still collecting rent from one tenant even if one of the units is temporarily vacant.

Buying a duplex also gives you the option to stay in one unit while renting out the other. Doing this naturally attracts more respectful tenants.

You Have Plenty of Financing Options

The idea that duplexes offer few loan options is, thankfully, a myth. You don’t need cash to bid on a duplex. In addition to conventional financing, FHA loans, VA loans, and 203k loans can all be used. In some cases, you can also include the cost of needed repairs in the financing package. That helps you get both units of your duplex ready for occupants sooner.

Repairs and Maintenance Can Be an Issue …

If you choose to allow a tenant to live in one of your units, you have certain responsibilities as a landlord. It’s a good idea to talk to a specialist in real estate law to know the expectations. In general, units must be kept safe – free of mould and other hazards. Landlords must act quickly on major repairs, like water heaters, that affect tenants’ quality of life. These charges can stack up!

But They May Be Offset by Tax Breaks

On the flip side, tax breaks for duplex owners can be substantial. If tenants use at least one unit for some part of the year, you may qualify for offsets on property taxes or repair costs. Using the duplex as your primary residence expands your options in many jurisdictions. Remember, there may be state and local programs to look into as well as federal ones.

Many Tenants Prefer Duplexes

At an apartment, a tenant could be sharing as many as five walls with other people – yikes! On the other hand, a duplex means there’s only a single point of contact between units. The lower potential for noise complaints and other conflicts attracts many tenants. Plus, duplexes tend to have more floor space. This can help you maintain occupancy.

Location is Even More Important

To maximise rental income, you want to get as close as possible to 100% year-round occupancy. Location is crucial to attracting reliable tenants who are interested in long-term accommodation. For example, there can be a high demand for a unit in a “bedroom community” outside of a major city, a much easier lift than trying to purchase a comparable property in the heart of downtown.

Reselling Can Be a Challenge

Reselling a duplex can be tough for several reasons. You may find yourself in hot water if you want to evict a tenant on a rapid timeframe. Likewise, it can be difficult to attract a qualified buyer interested in what you have to offer, and you may need to perform more pre-sale repairs than you would on a single-family home. Be prepared for a longer sales horizon.

How to Analyse a Duplex

If you order a bad hamburger from McDonald’s, you can throw it away. If you buy a bad stock, you can sell it. If you get a bad dog, you can train it. Howevewr… if you buy a bad property, you might be stuck with it for years.

This is why you must learn how to analyse a deal properly. Here are the facts: If you don’t have the right math going into a deal, you’ll never get the right profit coming out of it. You make your money when you buy. A thorough analysis is essential.

First, whether you plan on living in the duplex or not, run the analysis as if you were not. Why? Because chances are you won’t live there forever—so it must make sense as a rental.

We’ll look primarily at the cash flow—the extra money left over after rent has been collected and expenses paid. The concept of cash flow is fairly simple (income minus expenses), but calculating it can be difficult. There are numerous easy-to-forget expenses, like:
